FIRAS Accredited Passive Fire Protection Contractors
Dunham Building and Civil Engineering has achieved FIRAS accreditation for Passive Fire Protection — a UKAS-recognised, third-party certification awarded by Warringtonfire following independent assessment of our installation quality, workforce competence and quality management systems. Our accreditation is subject to ongoing surveillance audit and can be verified directly on the FIRAS register.
Building on over 25 years of experience in construction and insurance reinstatement, we now offer a full passive fire protection service: from initial survey and assessment through to installation, compliance remediation and ongoing maintenance. Whether you are a main contractor, property manager, housing association or insurer, we can deliver certified PFP works as a specialist subcontractor or as part of a wider reinstatement programme.
FIRAS Accredited — Warringtonfire Certification
FIRAS is operated by Warringtonfire and accredited by UKAS. It is the recognised standard for passive fire protection installers in the UK. Our accreditation covers: Partition Systems — Dry Lined; Passive Fire Surveys; Fire Stopping; Fire Door Inspection; Fire Door Installation; and Fire Door Compliance Remediation. All work is carried out by trained, competent operatives under our certified quality management system.

Passive Fire Surveys & Fire Risk Assessments
Before any remediation or installation work begins, understanding the current state of a building’s passive fire protection is essential. Our surveyors carry out thorough passive fire protection assessments and Fire Risk Assessments (FRAs) of existing buildings, producing clear, evidenced reports that identify deficiencies and set out a prioritised remediation programme. FRAs are a legal requirement under the Regulatory Reform (Fire Safety) Order 2005 for all non-domestic premises and many multi-occupancy residential buildings.
- Full compartmentation surveys with photographic evidence and written findings
- Fire stopping and service penetration assessments
- Fire door condition surveys — hardware, seals, gaps, intumescent strips and closers
- Cavity barrier surveys in ceiling voids, roof spaces and facade systems
- Reports suitable for building owners, insurers, local authorities and compliance purposes
- Fire Risk Assessments (FRAs) for non-domestic premises and multi-occupancy residential buildings to RRO 2005 requirements
- FRA review and update service for buildings with existing assessments requiring revision
Fire Stopping & Penetration Sealing
Where fire compartments have been compromised by service penetrations, structural joints or poor workmanship, we reinstate them using manufacturer-certified intumescent systems. All installations comply with BS EN 1366 and are carried out by trained operatives using tested product systems.
- Service penetration sealing for pipes, cables, conduit and mixed service groups
- Linear joint sealing at wall-to-floor and wall-to-wall junctions
- Intumescent collars, wraps, pillows, boards and mastics
- Cavity barrier installation and replacement in voids and roof spaces
- Remediation of defective or missing fire stopping identified through survey
Fire Door Inspection & Installation
Fire doors are among the most critical — and most frequently deficient — elements of passive fire protection. We provide independent inspection services and carry out certified installation of new fire door sets, ensuring every assembly performs to its tested specification.
- Fire door inspections to BS 8214 and Regulatory Reform (Fire Safety) Order requirements
- Clear inspection reports with pass/fail status, defect records and photographic evidence
- Supply and installation of certified fire door sets, frames, intumescent seals and ironmongery
- Replacement of non-compliant doors and components identified during survey or audit
- Suitable for residential blocks, commercial premises, hospitals, schools and public buildings
Fire Door Compliance Remediation
Many buildings — particularly older housing stock and converted commercial premises — contain fire doors that were installed to lower standards, have deteriorated over time, or have been modified in ways that compromise their fire performance. Our compliance remediation service addresses these issues without necessarily replacing entire door sets, reducing cost while restoring fire performance.
- Assessment of existing doors against current performance requirements
- Upgrade works including intumescent seal replacement, smoke seal installation, closer adjustment and gap remediation
- Replacement of non-compliant ironmongery, vision panels and glazing
- Certification of remediated doors where performance can be verified
- Particularly suited to housing association stock condition programmes and building safety case requirements
Partition Systems — Dry Lined
Our FIRAS-accredited scope covers the installation of fire-rated metal stud and plasterboard partition systems, delivering tested and certified compartmentation for new build, refurbishment and insurance reinstatement projects. All installations follow manufacturer-certified system specifications.
- Fire-rated dry lined partition systems to tested and certified specifications
- Metal stud framing with fire-rated plasterboard assemblies at required performance levels
- Full integration with fire stopping and penetration sealing at junctions and services
- Suitable for office fit-out, healthcare, education, residential and insurance reinstatement

Why Specify a FIRAS Accredited Contractor?
Third-party accreditation matters. Passive fire protection is a life-safety discipline and the consequences of inadequate installation can be severe — not only in terms of fire risk, but for building owners, contractors and developers who carry liability for the works. FIRAS accreditation provides independent, audited assurance that:
- Installations comply with UK Building Regulations Approved Document B and associated BS EN standards
- Works satisfy requirements from architects, fire engineers, building control and local authorities
- Competence has been independently verified — not self-declared
- Liability exposure is reduced for building owners, developers and principal contractors
- Accreditation meets the requirements of many public sector, housing association and commercial procurement frameworks
- Insurer requirements on reinstatement and remediation works are fully addressed
- Traceability — every installation is documented against a certified product system, with records retained to demonstrate compliance at any future point
- Golden Thread — our documentation practices support the information requirements of the Building Safety Act 2022, ensuring that fire safety information flows from design through installation and is maintained throughout the building’s lifecycle
Passive Fire Protection and Insurance Reinstatement
For over 25 years, Dunham Building has been a trusted partner to the insurance industry, delivering fire and flood reinstatement across the North West and beyond. Our FIRAS accreditation means that when a building has suffered fire damage, we can now reinstate its passive fire protection to a fully certified standard — surveys, fire stopping, fire doors, compliance remediation and certified partitions — all delivered in-house, alongside our established all-trades reinstatement capability. This removes the need for specialist subcontractors on reinstatement projects and gives insurers, loss adjusters and property owners a single, accountable point of contact.
